Your Quotes/Estimates Provided
The fee estimates and quotes are based on assumptions from the information you have provided. There may be other charges incurred to the government, Inland Revenue, Land Register and your mortgage lender. This is not a fixed fee and Conveyancing Finder (The Firm) are not liable for and do not undertake any contract work for you. Conveyancing Finder is not a law firm and does not undertake or provide legal advice. These are estimates of the basic costs, a full written quote will be provided by our panel legal firms. Please ensure that you read through any written quote and request more information if required at this stage.
In regards to a property quote or estimate that it is assumed in any fee estimate or quote that the title to the property is not adversely affected in any way, is registered on the Land Register, and that you are free of any diligence or other debt and that you have all correct documentation ready for the transaction. We have tried to provide you with an outline of some possible outlays that may be applicable below (government search costs, registration costs, VAT if applicable, lender instruction and ID charges). The fee quoted above may increase if the Land Registry's electronic document registration service cannot be used (e.g. new-builds, new leases, unregistered land). Additional searches are often necessary due to the location of the property being bought. To avoid any delay you may be required to pay for your searches when ordered. Please note that you may have removal costs, bank charges, stamp duty and estate agents costs also. A full estimate will be sent with your conveyancing welcome letter and terms of businessand you should always discuss with your potential appointed firm your own particular circumstances.
Please note that these terms and conditions are governed by and construed and interpreted in accordance with the law of Scotland and you and we both agree to submit to the exclusive jurisdiction of the Scottish Courts to decide a dispute involving these terms and conditions.
